There is one King size bed, 2 twin size beds and NEW sofa bed installed!! ***Ko'olina Beach Villas ASSOCIATION have a painting project in 2022 to 2023 each unit in order. During the project, partial pool is closed. The unit is not affected if your selected dates are available to request. (You might see painter while you walk through condo. Because other units are painting.) The pools will remain open during the lanai painting project. However, some parts of the pool deck may be closed if it is near the area that is being painted at the time. The work is done only on weekdays and will finish at 4:30 PM. We apologize for the inconvenience and Mahalo for your understanding and cooperation!**** **CONSTRUCTION NOTICE** All units in this condominium will be undergoing a lanai/building painting and repair project (P.A.R.). This specific unit will be worked on within the dates of 1/10 - 2/23 2023. The (P.A.R.) project which will affect the following: Lap Pool: There will be areas partially closed as Eko Painting, Inc. will be working above the POOL AREA and will be CLOSED, including the entrances/exits, and deck. For your safety, please stay out of the barricaded areas. NOTE: The closed pool area will be open during Non-Working Hours - After 4:30 pm, Monday thru Friday, on Weekends and Holidays. **FACADE RECONSTRUCTION** There will be a facade re-construction going on at the Beach Tower building. This project is separate from the lanai painting projects happening. Things to be aware of about the facade project is that drilling, hammering, and general construction noise pollution is to be expected. Though this project is taking place on the Beach Tower building, Ocean Tower will slightly be affected. Expected time of operations are Mon-Fri from 8AM-4PM except on weekends and holidays. Projected completion date is March 2022. Dust and Noise Control info/solution: -Utilizing Bosch 17-Gal dust extractor with auto filter clean and Hepa filter with hose attachments for tools being utilized for cutting stucco. -Wrapping scaffolding with brown debris mesh provided by Brand Safway Company as well as black felt dust control filter fabric to capture any residual dust that is not collected by the dust extractor vacuum. -Water cutting in selected areas when required. -Please note, workers will be working 100’ above the ground and they need to communicate with the guys on the ground operating the winch bringing materials and tools up and down. For worker safety, they need to maintain clear communication so worker chatter is an unavoidable necessity. PCI will be trying out two-way radios. -The noise from construction is unavoidable and ebbs and flows depending on the work at hand. -The site work/ scaffolding has been covered with brown debris mesh as well as black dust mesh. PCI have been diligently monitoring the site for trash and debris and will continue to do so during the course of each workday. PCI have at no cost to the board, installed a temporary bridge over the parking garage to direct worker and material traffic away from the front entrance and have installed black felt fabric floor to ceiling in the entrance walkway to block the “view” of the work area in order to minimize the visual impact during the course of construction.
