The feel is European, with fresh contemporary appointments. The common area features a lounge, billiards, a kitchen area with a table, a laundry room, and a half bath. Trails of Ute Valley Park start 1/4 mile by foot or bicycle from the house. The AF Academy, Garden of the Gods, Manitou Springs and other attractions are short drives away. The guest space occupies two walkout levels under the owners quarters accessible through a private entrance down one flight of steps from the driveway. Free parking is available in the driveway and on the street. Each of the 3 suites has its own kitchenette with microwave and a small refrigerator as well as table or bar seating and a conversation area. Each suite bathroom is equipped with a custom tiled shower and heated floor. The common area kitchen is equipped with a 2 burner cooktop, microwave, toaster oven (no full oven), crockpot, a small refrigerator, utensils and very basic supplies for basic meal preparation as well as glasses, dishes, silverware, and a coffee maker. The space is most comfortable for 6 adults and 2 young children. The two futon's are fold out and will only hold 1 person weighing 100 lbs or less. You will have the entire place to yourselves. This includes all 3 bedrooms and the common areas. Please note we live in the upper level of the house but your basement is totally private from where we are. We live on the premises in the levels above the guest space, so we should be able to respond immediately to any questions or issues. The guest space is completely private. Security cameras monitor entrances only, none are inside. The house occupies an outcropping overlooking the open slope below, a small neighborhood, and the substantial open space of Ute Valley park that rises to a natural ridge less than a half mile away. This provides amazing, sweeping views capped by Cheyenne Mountain, Garden of the Gods, and Pikes Peak! The streets of our residential neighborhood, open space trails, and the neighborhood below beckon for easy walks, and Ute Valley Park has many miles of hiking and mountain biking trails accessible from a trailhead 1/4 mile from the house. Deer and rabbits routinely roam the yards of the neighborhood, and bobcats, bears, and mountain lions as well as several kinds of birds are often spotted. Yet small clusters of shops are in walkable distance, and a variety of shopping and restaurants, along with access to US I-25, lie within 10 minutes drive. While you can walk (or mountain bike if you bring one) to Ute Valley Park (which has extensive and wonderful hiking and biking trails), Walgreen's and a shopping center that contains a Subway, a bank, a liquor store, an ice cream shop, and a pizza place, you will want a car to get around. We are 5 minutes from Safeway grocery store and other local restaurants.
