This charming farmhouse owned by an interior designer is located within walking distance to the Mt. Sanitas trailhead, nearby Whole Foods grocery store, coffee shops, bakeries, restaurants, and Boulder's famous Pearl Street. Featuring a wrap-around front porch, a white picket-fenced front yard, and a private, fully-fenced backyard. The house has three dedicated upstairs bedrooms, a main level 4th bedroom currently set up as a TV room and home office, and three full bathrooms. The house has a wonderful layout for families with three bedrooms all upstairs. The master bedroom has a queen bed, an ensuite bathroom with large renovated shower, a yoga/exercise area and a private balcony with view of the Flatiron Mountains. The other two upstairs bedrooms share a jack and jill style bathroom with a tub/shower combo and each has a full bed. A full laundry room is located upstairs as well. The 4th bedroom on the main floor is set up as a private TV room/home office. Featuring a streaming-connected TV, a small sofa, as well as a desk with an ergonomic chair. The full bathroom on the main floor has a tub/shower combo. The landscaped backyard features a new deck with an outdoor sofa and chairs, along with an outdoor dining table that seats 8. Also available is a gas grill, wood-burning pizza oven, and stainless steel outdoor kitchen work table. In-wall "mini-split" AC units are in all upstairs bedrooms as well as the main floor living area. These are very efficient and can cool down the house quickly if needed. Hot-water baseboard heaters provide heat throughout the house. Our City of Boulder rental license only allows parties of 3 unrelated occupants. If your group is related we can accommodate up to six people. Also please note that we are dog owners. Thus if we do allow one well-mannered dog to come along on your stay (no cats). Our backyard is full-fenced and we have a dog door from the living room into the backyard. Important: No excessive barkers, please. We have wonderful neighbors who will let us know if your pup is causing problems. And if you are not bringing your dog, please be aware that despite our vigorous cleaning protocols, our home may not be suitable for those with dog-related allergies. For those needing additional storage space, for instance, if you are visiting to compete in the Boulder Ironman, we can make room in our bike garage. We are typically hands-off hosts. Happy to make all the arrangements ahead of time and make sure your needs are met. There is a keyless entry coded lock on the side door for easy access. The house is located a few streets north of the historic Mapleton Hill neighborhood. It's a ten-minute walk down the hill to the Whole Foods, The Boulder Wine Merchant, Beleza Coffee Shop and Sweet Cow Ice Cream at the Ideal Market commercial district. Likewise it's a five-minute walk to the trailhead which accesses Mt. Sanitas, Dakota Ridge, Red Rocks and the Sanitas Valley trails. We're located 8 blocks from the Pearl Street Mall , a leisurely twenty-minute walk to "downtown" Boulder and all of the adjacent shops and restaurants. Its a 40 minute drive to Eldora Mountain Ski Resort, 1 hr 30 A-Basin and 2 hrs to Vail. We are 15 minute walk to the west-end of the Pearl Street Mall. The Boulder Farmers Markets, Boulder Creek and Boulder Transit Center (airport bus) are both a 20-minute walk or 5-minute Lyft/Uber ride. For those needing a fast internet connection, we have 1GB/second fiber service and wifi coverage throughout the whole house. We are a dog-friendly house. But would ask that renters have only one non-shedding dog.
