We call it the 'Burro Flats Lodge.' This home and location are so beautiful and it makes us happy for visitors to enjoy it, too. Our town of Kanab, Utah is a popular destination because it is located in the heart of scenic parks & attractions, including: Zion - 1 hour drive Bryce - 1 hour 20 minutes drive North rim of Grand Canyon (open May 15-Nov 30) - 1 hour 15 minutes drive Lake Powell/Antelope Canyon/Horseshoe Bend- 1 hour 15 minutes drive Or stay right here in Kanab and enjoy kayaking at Jackson Flat reservoir, a free tour at Best Friends Animal Society, live entertainment, guided hikes and more; there is so much to do here! HOSTS ON SITE: We live on site on the lowest level; leaving 2 stories and nearly 5,000 square feet for visitors. If you book this listing then you will reserve our guest space for your group EXCLUSIVELY (you will be the only guests)! You will still see us outside from time to time, though, and we'll be available to answer your questions or help you out. This is a unique situation in that you will likely be meeting and interacting with the hosts. Two wifi routers ensure GREAT, high speed Internet connection and cell phone service is also excellent. You can make plans and research online, send or upload photos and videos, attend a virtual meeting, or talk on your phone (Sprint doesn't work so well here; that is the only exception we have encountered) Perfect for families, sight seeing, business retreats, youth or church group trips, and for sets of hikers wanting a "base camp." We welcome responsible, friendly guests of all ages, language, culture, religion, heritage and lifestyle. The 6 bedrooms each have their own "real" bed for a total of 6 "real" beds. And then 5 of the rooms also have 1-2 sofa futon sleepers, for a total of 6 sofa futon sleepers (some more comfortable than others, but none of them as comfy as the 'real' beds). 10 adults can comfortably sleep here, especially if they don't mind sharing a room or larger bed with another adult. So 6-10 adults depending on how much privacy and "real" beds to themselves that everyone needs. About bringing children: Kids of all ages are most welcome as part of the total group, up to a maximum of 10 people (please let us know how many children and ages of children and we will let you know if that can realistically and comfortably work... it's not "10 adults and then as many kids as we can cram in the house)! However, common areas and some of the rooms are NOT CHILD SAFE. There are 4 flights of stairs, lots of breakable decor including antiques, tall (unstable) furniture that could topple over onto a child, lots of sharp corners and edges, etc. Extremely vigilant supervision is required for toddlers and young children. The home is not "kiddie-proofed." Rowdy play, running, jumping, rough housing, etc. is allowed OUTSIDE ONLY in the driveways or at the park just a few blocks away. Guests responsible for damage. Please do not water, rotate or otherwise tend to the houseplants scattered throughout the home. ~2 hall bathrooms upstairs (1 with shower and 1 with combination shower/bath). ~Closet with board games, cards, some sports equipment ~Closet with extra blankets and pillows The Bedrooms: ~Main floor master suite (Bedroom 1) includes private bath that is part of the room. There is a doored toilet for privacy. The shower has two heads. There is an opaque shower curtain covering the entryway to the shower for privacy. The large, jetted soaker tub for two and two vanity sinks are in the open, main part of the suite, so no privacy for those. The main part of the suite houses a king sized bed, a single size futon & lots of windows! There is also a large walk-in closet which includes single sized futon and can be a bonus sleeping area. The only way to enter or exit this closet/bonus room is through the main part of the master suite. It's great for a child or two since it keeps them close to parents or grandparents while still giving a bit of nighttime privacy to the adults. ~Upstairs 'Peter Pan' room (Bedroom 2) with queen sized bed and not-so-comfy single size futon sofa sleeper (no closet; portable clothes rack and dresser provided). No view. Many quests feel that this is the most comfortable of our queen sized beds and request the Peter Pan room whenever they stay with us (others prefer different beds; everyone is unique)! ~Upstairs 'Frontier Room' (Bedroom 3) with queen sized bed plus double sized futon. En suite (in the room) attached, doored bathroom with shower. Window with sunset views of open land and red cliffs behind property. ~Upstairs 'Garden Room' (Bedroom 4) with queen sized bed plus small, SHORT individual sized futon (67 inches/170cm long). This room has its own doored, attached bathroom with shower. Window with sunset views of open land and red cliffs behind property. ~Upstairs 'British Adventure Room' (Bedroom 5) with window view of front yard and plateaus beyond, queen size bed, dresser (no closet), mirror, hairdryer and ceiling fan with bedside controls. Individual sized futon sofa sleeper. ~Upstairs 'Independence Room' (Bedroom 6) with large, attached bathroom including deep soaker bathtub/shower. Window view of front yard, large closet, queen sized bed, seating area (this is the upstairs master bedroom and is nearly 500 square feet of space), angled ceilings. We have our own kitchen, bathroom, entry, etc in our downstairs apartment. Guests will typically see us at check in, check out, if they have any questions, and occasionally in the common areas of the house if our presence is requested. We're here if you need us; otherwise, we'll try to maintain a respectful distance. At least an acre between house and closest neighbor. Stars including Milky Way are visible nightly under favorable conditions (when there aren't moon or clouds to compete with stars). Grocery stores, restaurants, pharmacy, etc are a 5 minute DRIVE away in the center of town. If you love Southwestern wildlife then you'll enjoy spotting quail, jackrabbits, cottontails and ground squirrels right on the property (please keep exterior doors to house CLOSED to prevent our animal neighbors from coming inside, though!). Further in the distance you might see an occasional coyote or family of mule deer passing through! ~Vehicles are required; this is the wild southwestern high desert and everything is quite spread out; we consider it close that so many parks are "only" about an hour away. The property affords plenty of space for free, off-street, outdoor parking; even for RVs or trailers! ~Especially at dawn and dusk there are often large WILDLIFE ON THE ROADS who can collide with your vehicle, causing an accident. Please be very careful when driving, especially if it's not broad daylight. ~Highway patrol in the region strictly enforce speed limits, and speeding tickets can be quite expensive We are 5 star SuperHosts in a very desirable area, so we book up pretty quickly!
