Spacious 3 bedroom, 2 full bathroom home nestled in the tall cool pines of Pine AZ. Sorry, NO animals or parties allowed. Check-in can be early IF there isn't a same day check-out. Property has an alarm system with a security camera inside on top of kitchen wall pointed at front door. It can only “see” when armed ‘away’. This year round retreat is located about 90 minutes drive north of Phoenix in PINE, AZ. Pine is 13 miles northwest of Payson. Elevation is 5,490 feet & about 20º cooler than Phoenix year round. PineTime Cabin has all you might need in a home away from home but with all the serenity, tall pine, & starry night views the city is missing. Central heating & air, cathedral ceilings, electric LED fireplace (can be used with or without heat feature for year round enjoyment), covered dining area on deck, & propane BBQ grill. Fully stocked kitchen, laundry room with full size washer and dryer, ceiling fans in every room, clean linens, and towels. Picturesque views, quiet street, tall pines, wild life (deer, elk, squirrel, birds, etc.) NOTE: Thermostat is locked at 72°F due to a past guest changing operational settings causing the AC & heat to run simultaneously which fried the motherboard and disabled both. Cost us $$$$’s to fix. If 72° feels too warm or cool, there are fans, blankets, and space heaters throughout. But if you want it changed up or down while you’re there just message me what temp you want and I will gladly adjust it remotely for you. Note: It’s best to message BEFORE 10p when my phone goes silent. The kitchen has gas oven & 5 burner stove (please put knobs up out of toddlers reach), refrigerator, freezer, microwave, hand held mixers, mixing bowls, toaster, blender, 6qt crockpot, regular coffee pot, coffee bean grinder, an electric water kettle, waffle maker, griddle, pots, pans, cookie sheets, muffin, cake & pie pans, silverware, utensils, knives, 12 large dinner plates, 8 medium plates, 8 dessert size plates, 8 cereal bowls, 8 dessert bowls, 6 coffee mugs, 6 wine glasses, 9 pint glasses (had 10 but a past guest took my favorite & I obviously haven't gotten over it yet), & 4 tumblers. Ground coffee (bring your own beans if you want to use the Ninja bean grinder), tea, ketchup, mustard, salt, pepper, & basic spices provided. The upstairs bathroom adjoins to Master and main living space. It features a Jacuzzi tub (sadly only for one but wow is it relaxing), a separate shower, towels, shampoo, conditioner, body wash, soap, and hair dryer. The upstairs master has a king size Tempurpedic Cloud Supreme mattress, night stands, some empty dresser drawers, and 3 closets with hangers. The living room has a 65” TV with DirecTV, HBO, Netflix, Roku, coffee table with blanket storage, leather couch, love seat, and 2 recliners that are being restored (hubs project). The upstairs dining area has table and seating for 6, plus a folding card table & 4 chairs in master closet. In the laundry room you will find the WATER HEATER that you *WILL* need to adjust the temperature dial of upon arrival. Along with puzzles, books, cards, and several games. The big roll of plans paper underneath the games shelf can be used for kids to draw on. Downstairs you will find a second full bathroom in between the two bedrooms with shower/tub combo, towels, shampoo, conditioner, body wash, and soap. The downstairs second bedroom has a queen bed, empty dressers, wall heater, and large closet with hangers. The third bedroom has 4 twins including 1 twin mattress trundle on floor underneath. A 5th twin is stored in the Queen bedroom closet if needed (for 9th). Floor & wall heaters, large walkin closet with hangers, travel crib, stair gate, and pack-n-play. Outside you'll find a round dusty patio table with 4 chairs and a propane grill under the covered patio. The front of the wrap around deck has a cushioned couch swing and 3 Adirondack chairs. The front yard has a fun round net swing, horseshoe pits, an outdoor fire pit, & a corn hole game can be found underneath the front door stairs. The sled can be borrowed - if you break it please replace it. We now have 6 plastic Adirondack chairs stacked underneath the kitchen side of the deck for use around the campfire. Please return them to same location when not in use. PRO TIP: bring down the swing seat cushions to use with these chairs to keep your tush warm. Check us out on Insta gram for more fun pictures @ PineTimeCabinAZ or search pinetimeaz. A temporary guest access door & alarm code will be texted to you the morning of your stay. PLEASE text owner if you haven't received it BEFORE you head to Pine! The interior of house, deck, and yard are fully accessible. The garage & locked cabinet in laundry room are off limits. Security camera is aimed only at front door (it cannot “see” anything in living room) and the privacy shutter is engaged once the alarm system is disarmed. Please do NOT move it! The exterior floodlight is also a driveway security camera. Outdoor fire pit MAY be off limits during fire restrictions. ALWAYS verify online with Tonto National Forest prior to lighting any outdoor warming fires. Owners are easily reached via app, text, or voice calls. It takes us 90minutes to get to Pine so you won't see us unless it's an emergency. We do have friends and neighbors nearby who can help though. If you ever need to contact the owners our numbers are printed in the Cabin Manual or you can message through Airbnb anytime. PLEASE be respectful (aka quiet) to and for neighbors. I don't know if it's the trees or the lack of bustling city traffic but WOW do voices carry here in the woods & our next-door neighbors live in Pine year round. The deer and elk that walk through our yard are surprisingly stealthy and do not spook as easily as you'd think! Pine is a small town with a population of only 2,000 with a grocery/liquor store, museum, library, post office, shops, restaurants, bars, ice cream shops, even a hardware store, nail/hair salon, & two gas stations. Plus a Walmart, chain restaurants, 6 screen movie theater, etc are in Payson only 13 miles away. Acres of hiking, biking & ATV trails, waterfalls, National Park, swimming streams, lakes, boating, kayaking, fishing, horseback riding, & golf all very nearby. In the white binder at the cabin you will find the cabin manual, house rules, WiFi password, some trail maps, and local restaurant menus (feel free to add or replace any outdated ones by asking your server if they have paper menus to bring home). Please note: the cabin isn't only named PineTime because you're on vacation and there are no alarm clocks... It's also named PineTime to remind you that PINE is also on it's own clock. Meaning, the local restaurants do NOT do things fast like the big city. They aren't overstaffed on weekends even though city logic would suggest it. This is a VERY small retirement town with limited staff. So please don't leave them bad reviews simply because you had to wait. My 2¢. Less than 1/4 mile walk from the house to downtown Pine grocery/liquor store, restaurants, shops, hiking, biking, and ATV trails. No public transportation offered. Stairs are required to get to main level and 2 downstairs bedrooms. There is NO trash service at Pine Time Cabin. Please pack out whatever you hauled in. The Chevron gas station (toward Strawberry) has a $2/bag dumpster if you don't want to haul it home. Propane BBQ grill. Please make sure NO part of grill is ever touching railing or house at any time. I try to keep tank full but if it ever runs out the gas station across from the hardware store does refills. It cost me $9 to refill when it was completely empty and swaps are about $20+. Send me a picture of receipt for reimbursement. We do NOT provide air mattresses for extra guests. Only sleeps 9*:2 in Master King, 2 in Queen, & 4 in single twin bunk beds +1 twin on floor trundle. *Now have an infant crib and pack-n-play available too so technically sleeps 9 adults + 1 infant. There aren't any alarm clocks in any of the bedrooms because you're on "Pine Time" (aka vacation). Note: the whole town is on PineTime so please don’t expect city speeds at our small town restaurants. They may be slow but always worth the wait. You may want to bring your own: • food (there's always excess ketchup, mustard, & mayo in fridge) • paper towels if you use those (there are plenty of kitchen towels) • paper napkins if you use those • toothpaste & toothbrush • shaving razors • graham crackers, marshmallows, and chocolate for campfire s'mores (check Tonto fire restrictions first!) We provide all information you could possibly need in the PineTime Cabin manual online so you can review it prior to booking, and we encourage you to please do so! We would hate for you to have an unpleasant experience resulting in negative feedback over information that is easily available to you beforehand. So please read all provided information *before* booking to ensure we are the right fit for your special vacation! Also, if you see a note and think “WHY would she even need to say that?”… that’s the exact same thought I had after a past guest did that very thing. Please don’t CARVE or draw on our furniture, walls, railings, etc. seriously thought that would go without saying. This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Booking Date written on your booking confirmation by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent of PineTime Cabin, LLC (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein. OCCUPANCY Guest agrees to disclose number of guests at time of booking and at no time will there be more than 9 [Max Guests] persons permitted on the Property at any time during the Rental Term (including children), all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. Unreported guests may be charged $50 per day. PET POLICY NO PETS. *Pet policy is strictly enforced. Any guest found to have an unapproved animal anywhere on the premises will be charged a $250 fee. SMOKING POLICY Absolutely NO smoking inside the property at any time. Any guests smoking outside must verify with Tonto National Forest that there isn’t a burn ban in effect. If there is a burn ban in effect all smoking must be done inside an enclosed vehicle and no butts put out or left on the ground (it’s a huge ticket if you’re caught). Guests who leave the premises with evidence of smoking in or on the premises will be subject to a $400 cleaning and sanitation fee. CONDITION AND USE OF PROPERTY The Property is provided in “as is” and undamaged condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Guest WILL be required to adjust WATER HEATER upon arrival. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Do NOT sit on or hang over balcony railings. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. Outdoor quiet hours are from 10p to 7a. Guests are responsible for damage or excessive cleaning to the premises at a minimum of $200 with final charges decided at the sole discretion of management. DEFAULT If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred. ASSIGNMENT OR SUBLEASE Guest shall not without approval assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of 9 and as permitted occupants under this Agreement. The guest on the reservation is responsible for the property, and if the reservation is being made on behalf of someone else, the guest must notify the owner with the name of whoever is staying in the premises at the time the reservation is made. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into or onto the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. Do NOT sit on, stand on, or lean on or over any railings. ENTRY AND INSPECTION Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice. UNAVAILABILITY OF PROPERTY In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement. ADDITIONAL TERMS TO THE RENTAL AGREEMENT In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property: GENERAL PROVISIONS This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of the state of Arizona. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of booking shall be deemed a valid digital signature. Guest accepts and understands all policies listed herein, and agrees not to intimidate management with threats of negative online reviews for any reason. Fabricated negative reviews and slander can unjustly cause damages to future business. We legally reserve the right to refuse service to anyone. Must be 18 years old or older to book. Rates/Policies are subject to change without prior notification. By booking PineTime Cabin you agree to all terms listed herein.
