Pretty cool row home in the East Passyunk neighborhood of South Philadelphia, an epicenter of good restaurants, bars and nightlife. We are within walking distance to the Italian Market, South Street and to Olde City. Public transit is widely available and the subway to the stadiums is right down the street. If you are a bibliophile, then your brain may melt while carousing through my books. I have tons of board games, a chess set, and some elementary school level artwork. I think it's a pretty cool house with developing character and a certain kind of charm. It is lived in, personal, and I don't mind sharing it with other people. It has three floors where the first floor is the common living area and kitchen with a small sitting area in the backyard. The second floor has three bedrooms and a full bath, and the third floor is more or less one big bedroom with a full bath and a space designated as a working area…there’s a desk with a gadget that can make it into a standing desk. Let’s get clear about Air Bnb, VRBO and other companies and their impact on urban neighborhoods and affordable housing. When you are browsing listings in my neighborhood you will see that the owners/managers of most of listings have 12, 18, 30 other listings in the city. Their profiles are the same. These are hotel rooms somehow circumventing local ordinances designed to prevent these listings, not apartments or houses that people live in. In the past few years, we have gone from 5 listings to 10 to 20 and now 30+. Out of the 30+ listings in the neighborhood there are maybe 4 that are owner-occupied. This isn't the platform to criticize the weak and ineffective city council legislation that allowed these corporations to come in and run dubious hotel rooms because of the obvious loopholes in the new zoning codes. Behind the fake "Bobby and Jane" profiles are out-of-state corporate conglomerates perpetuating significant negative impacts on the East Passyunk community as well as other communities across the city. As an ancillary bonus, a secondary parasitic enterprise has evolved in the form of Air Bnb property managers, managers that get puff pieces written about them in Philly publications. This isn’t a lecture, and we don’t make the rules, so I will leave it at that. My house is actually lived in with real people in it and is available when my 5 boys are with their mom, and I am out of town. It is not a hotel room. And let me tell you - my boys break everything at one time or another and you will see their artwork hanging up on the wall or on the wall and there is a style to it that may not meet your style or level of tidiness, but it is clean…the kitchen has everything you need. The thermostat is on a schedule that works for me. I have no idea what schedule you will need, and if you don't want to or know how to program a new schedule or "Hold" the temperature, let me know, and I can do it on my phone. Anyway, my point is to have realistic expectations. Take a look at the bedrooms and the bedding situation and know that some are only suitable for children. Can the house sleep 9? Sure - if there are couples and some of the guests are children. Can my home sleep 9 adults of which all 9 are not couples? No, absolutely not. Ask questions. Send me a note before booking. Explain who is coming and why and I’ll let you know if I think that the house is or is not suitable for you. I'm not in the business of leasing up as much as possible to get the money. I'd rather you make sure this is where you want to stay and that it meets your needs and expectations. At this time, I have 60 reviews of which 54 are 5-star, 5 of them are 4-star and there’s the single 1-star review because he didn’t realize it was not a hotel room and had a very misguided set of expectations. Since then, I have encouraged potential guests to ask questions! I am quick to respond, always, and if you're not sure if this is the right place for you get in touch and let's find out. All parts of the house are accessible to the guests at any time. If you need extra space in the closets or drawers for clothes - let me know in advance, and I will clear some space for you. I'm available all the time by cell so feel free to text or call anytime. I generally do not interact with guests unless a guest needs help with something related to the house. I do not mind when someone asks me to come over and tell them about the neighborhood and map out some places to go for lunch or dinner or a place to hang. I kind of dig it. I have pretty much caroused the neighborhood extensively and may have some fairly decent recommendations for food and drink. East Passyunk was an up and coming neighborhood years ago, and it came and went. Now it's packed with five star restaurants and some higher-end eateries but still laden with dive bars and unbelievable ethnic restaurants. Without question I boast that we have the best Mexican, Vietnamese, Khmer, Indonesian (nearby in Girard Estates and Point Breeze) in the city bar none…with an influx of Hondurans there have been some Honduran eateries popping up as well. And we have a Lebanese place down the street that is known to be the best in the city. And we have the cheesesteaks and the hoagies all within a few blocks. And we're just the best neighborhood in Philly, and every one knows it :) I strongly recommend not driving around. Parking is one of the more valuable commodities in the neighborhood, and if any one were to tell you that their spot has easy parking or makes statements that on-street parking is a breeze...let's just say their relationship with the truth is shaky at best. Septa, Uber, Lyft, taxi...or just walk - the best way to get around. I have Septa passes available here for your use. You can use them to get around the city, and I will hit you up for the fare cost after check-out. If you drive into Philadelphia and find a spot nearby, which you will, I would leave the car behind. Parking during the day is challenging but doable...parking at midnight is another ballgame altogether. I do have day parking passes that will allow you to park in the residential zones for $7 per day. If you need a pass let me know. South Philadelphia is a densely packed urban neighborhood, and with all cities you got it all. Violent street crime around here is limited and more rare whereas petty theft and other nuisance crimes are prevalent. Don't leave items in your car in plain view - there is an army of people out every night looking for unlocked cars, and if they see something of value, they will smash a window to get it. I don't mind the occasional drunken street fight; I find them entertaining at times, but other people may find them horrifying. You may come across some of the homeless suffering from mental illness - our neighborhood finds its greatness with the care and compassion with which the suffering is treated. There are children in the playgrounds (including my own) and dudes engaging in endless banter after a Flyer's game in the street in between Pat's and Geno's. Be careful crossing the street and make sure the car comes to a full stop before going into the crosswalk. There is a reason we call it the "South Philly Slide." I love it here. I love hanging out here, and I hope you do as well, cause' it's only the best urban neighborhood in America in the history of the world ever.
