HemLocke Lodge boasts 5600 square feet and is on 6 acres with commanding views of Whiteface Mtn. . HEMLOCKE LODGE IS ONLY MADE AVAILABLE A FEW SELECT WEEKS PER YEAR. The Lodge is for the discerning guest who seeks the respite of our beautiful mountain views with a short drive to Main Street and all the festivities. Features the Mountain Lake in ground pool and Salt water spa/hot tub. Hemlocke Lodge was built in 2016 and boast 5600 square feet of quintessential Adirondack elegance on 6 majestic acres. HemLocke Lodge is a "fresh" upscale option for the Olympic Village visitor. Hemlocke Lodge can comfortably accommodate 10 adults.. It is against the ambience of the Lodge to overcrowd this beautiful setting with excess guests. We greatly appreciate our future guests who share our sentiment. For the golf enthusiast feel free to bring your driver or pitching wedge. You can "tee up" off the front lawn and drive to the 3 flags strategically placed in the meadow. Hemlocke Lodge is located adjacent to the John Brown Farm trail system which connects with the expansive Henry's Woods trail system. These trails are earmarked for walking, x-c skiing, and mountain biking. The Lodge is blanketed by trees on both sides which affords privacy while allowing some of the most spectacular views in the area. Upon entering the Lodge, you are immersed in the Great Room with 30' ceilings and a floor to ceiling wood burning river rock fireplace. All living spaces in the Lodge have direct views of Whiteface Mountain and the Sentinel Range. The gourmet kitchen boasts commercial grade Wolf appliances and a spectacular oversized island which is perfect for meal preparation. The Lodge Dining Room is octagonal in design and surrounded by glass affording unobstructed views. The Amish inspired handcrafted dining table is supported by 2 large Red Cedar tree trunks and seats 12 guests. The "HemLocke" Master Suite is located on the Main Level with a King Bed, river rock gas fireplace, and en-suite bath. Additionally, the HemLocke Suite opens via French doors to the 3 season seating/sleeping porch complete with an X-L twin daybed. Perfect for a grandchild or child to share a special space. The upstairs level boasts a the Ski Bunny Suite with a King Bed and a X-L twin day bed and an ensuite bath. The Hudson Bay Bunk Suite is a friendly "nod" to our Canadian relatives and guests and is also located on the upstairs level and boasts a full/twin combo, a twin, and a X-L twin day bed and is also ensuite. Additionally, the Loft and sitting area with work desk is located on this level with spectacular views of Whiteface Mountain. On the lower level is the Bear's Den with 2 sofas, flatscreen television, gas fireplace, and chess/checkers. The Ledgerock Meadow Suite is also located on this level with a King bed and ensuite bath. Feel free to explore the meadow and bring along a bottle of wine or a basket of S'more ingredients and sit by the fire pit in the meadow and enjoy the night sounds and the glow of the fireflies. Early morning and evening views of the meadow are often accompanied by deer and the occasional fox meandering by. GUESTS WILL HAVE ACCESS TO THE MOUNTAIN LAKE IN GROUND POOL AND SALT WATER SPA/HOT TUB. Guests will have full access to the property with the exception that vehicles will not be permitted inside the garage area. Please note that there are a few closet areas within the Lodge that are earmarked private. Guests will have access to 2 new Kayaks, paddles, and paddle vests. Our family has a lifelong deep appreciation of the beauty of our mountain surroundings and the uniqueness of our Olympic Village of Lake Placid. In the event that you require assistance during your stay we live locally and are available to our guests should you have any questions. Although, our intention is for you to enjoy our home with privacy. Hemlocke Lodge is located on 6 acres a few minutes (less than 2 miles) from Main Street, Lake Placid. PAYMENT TERMS & CANCELLATION – The non-refundable down payment and balance due terms are explained in the Payment Terms section on the checkout web page for the Vacation Rental. Please review these terms carefully. Please review specific terms for this rental property as listed in the property description. 3. HOUSE RULES – The Vacation Rental may have specific rules regarding large groups, parties, pets, smoking, etc. Please note that at Hemlocke Lodge No smoking, no large parties/gatherings, no pets, no parking in the owner's garage is permitted.. These rules are detailed in the Property Description section of the Vacation Rental listing, and/or Exhibit A attached hereto, and are incorporated into this Rental Policy. Please review these terms carefully, as violation may result in additional fees or eviction without refund. VRBO is not authorized to make exceptions to these rules. Children must be accompanied by an adult at all times at the pool area and hot tub area. 4.ARRIVAL DETAILS & CHECK-IN/CHECK-OUT – Once your booking has been paid in full, you will receive contact information for the primary contact for your stay (your “Local Contact”). Your Local Contact can help you arrange your arrival and check-in, coordinate any maintenance needs, etc. Check-in and check-out times will be confirmed with your Local Contact and communicated in a pre-stay communication at least 10 days prior to your arrival. Please also communicate your expected arrival time to your Local Contact. 5. DAMAGE & INSURANCE – In lieu of an upfront security deposit, the Host requires a $99 fee for third-party accidental rental damage insurance. This fee and the related terms, conditions and coverage amounts are detailed on the Booking Details section of the checkout web page and are incorporated into this Rental Policy. If for any reason third-party accidental rental damage insurance cannot be issued for your stay, your Host reserves the right to collect a deposit (the “Security Deposit”) to protect against damages. If applicable, the Security Deposit will be detailed on the Booking Details section of the checkout web page and shall be refunded within 15 days of your departure date provided no deductions are made due to A) damage to property or furnishings, B) dirt or other mess requiring excessive cleaning, or C) any other costs incurred by your Host as a result of your stay. Any damage to the Vacation Rental must be reported to the Host and the Local Contact before check-out. Damage not covered by, or exceeding the coverage limit of, the accidental rental damage insurance or Security Deposit, is your full responsibility. You grant your Host the right to charge the credit card number used to book the Vacation Rental for any such damages, including, but not limited to, additional cleaning fees. To ensure that the proper party is held responsible, please notify your Host of any damages found at check-in. 6. FEES & ADDITIONAL SERVICES – Your Host is required to disclose all mandatory booking- related fees in the Vacation Rental listing. 7. MAXIMUM OCCUPANCY – The maximum number of people that may occupy the Vacation Rental is for 10 as indicated in the listing. This rule applies to day visitors and children as well. Unless otherwise approved by your Local Contact or Host, occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid. 8. MAINTENANCE – Your Host cares very much about their Vacation Rental and strives to keep it in excellent shape. If you notice any problems or maintenance issues, please notify your Local Contact immediately. 9. CANCELLATIONS BY YOUR HOST – In the event that your Host has to cancel your booking for any reason you will be notified as quickly as possible and refunded 100% of any amounts paid. We highly recommend that you purchase trip insurance to protect against certain types of cancellations, among other risks. 10.CLEANLINESS – You are expected to treat the Vacation Rental with respect, keeping in mind that this is an individual’s home, not a hotel room. Even in cases where a cleaning fee is charged, you are expected to leave the Vacation Rental in a clean, neat and orderly condition. 11. INDEMNIFICATION & HOLD HARMLESS – You agree to indemnify and hold harmless your Host, the Locke’s, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the Vacation Rental as your guest. This includes any liability, damage, cost or expense, injury, or loss of life associated with the use of the outdoor pool and or outdoor hot tub/spa. 12. ATTORNEY’S FEES & COSTS – If your Host employs the services of an attorney or attorneys to enforce any conditions of this Rental Policy, you shall be liable to your Host for reasonable attorney's fees and costs incurred by your Host. 13.FALSIFIED BOOKINGS – If your booking was made under false pretense, including, but not limited to, a falsified name, age or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid. 14. HOST ACCESS – If requested, you shall allow the Locke’s to access to the Vacation Rental during your stay. The Locke’s shall exercise this right of access in a reasonable manner. 15, GENERAL TERMS – If any section, clause, paragraph or term of the Rental Agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses or paragraphs herein shall be severed and remain in force and effect. This Agreement is taken in full compliance with federal, state and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap or familial status. Pool/Hot Tub Liability Waiver By clicking "Book Now" or reserving the property you are acknowledging and agreeing to the following pool/hot tub guidelines for this specific property: HemLocke Lodge, 55 Ledgerock Lane, Lake Placid, N.Y. 12946 INHERENT RISK. The Tenant acknowledges that the use of a pool/hot tub and activities around the pool/hot tub involves the potential risk of serious danger and bodily injury. The Tenant further acknowledges that these risks may be the result of the actions or inactions of the Tenant, their minor children, guests, or anyone else using or around the pool. NO DIVING IS PERMITTED IN POOL NO RUNNING ON POOL DECK AREA. ASSUMPTION OF RISK. The Tenant will use the pool/hot tub at their own risk and assumes all risks of bodily injury resulting from or around the Pool located on the Premises. This assumption of risk extends to all tenants, their minor children, guests, or anyone else on the property. RELEASE. The Tenant releases the following parties from any loss or damage to property, physical injury, or death as a result of the pool and its use: the Landlord, their employees, heirs, and successors. This release extends to the injuries of any party, both directly and indirectly related to the use of and around said pool/hot tub. PRECAUTIONS. The Tenant agrees to take reasonable precautions to ensure the safety of the pool/hot tub. These precautions include, but are not limited to, locking any entrances to the pool/hot tub when unsupervised by an adult. Any individual that is unable to swim independently is required to wear an appropriate life vest. INDEMNIFICATION. The Tenant agrees to indemnify and hold harmless the Landlord from any loss, damage, liability, attorneys’ fees, and costs that are the direct or indirect result of using said pool/hot tub on the Premises. UNSUPERVISED USE. The Tenant acknowledges that the Landlord has no responsibility to supervise the use of the pool/hot tub. It is solely the Tenant’s responsibility to supervise any individuals using the pool/hot tub. Individuals unable to swim or children under the age of ___ are not allowed to use the pool/hot tub unsupervised. An adult Tenant must be present at all times. PETS. Pets of any kind are not allowed in the swimming pool/hot tub at any time. VIOLATIONS. The Tenant is in default of the Lease Agreement for any violation of this Waiver. Said violation may result in the suspension of pool/hot tub use and/or eviction as outlined in the terms of the Lease Agreement. GOVERNING LAW. This Waiver shall be governed by the law set forth in the Lease Agreement. Upon clicking “book now” the parties agree that the above Waiver shall be legally binding and incorporated into the above-referenced Lease Agreement.
