Hip & safe neighborhood just outside the hussle & bussle in a safe quiet area. 2 miles to the airport. 3 miles to Opryland & Opry Mills Mall. 7 miles to Broadway. A private 1100 sq ft guest suite w/ private entrance on the main floor, 2 king bdrms & fully stocked kitchen. No shared spaces. Lots of extra details to make you feel at home. It's my home to so there are some reasonable considerations. PLEASE CHECK OUT the description below to make sure my place fits your needs before booking. Welcome to the Hip Donelson! It's an established safe area to relax away from the hussle of the city. Yet has easy interstate access to get you quickly to where you want to be. 1.9 miles from the front door to the arrivals termina at the airport. 5.5 miles to the heart of Broadway downtown. The Grand Old Opry, Opry mills mall and Opryland hotel is 3.3 miles away. The home is a mid century modern with a mix of the 1955 charm and some modern updates. The guest suite is very private and the entire main level of the home. It has a completely separate and private entrance out front. The space is everything in the photos and no shared spaces at all. I have a complete and desperate appartment on ground floor with my entrance around back. This is my only Airbnb and not a business with multiple listings. Im trusting you with half of my home that I hope you will find as comfortable and charming as I do. I earnestly enjoy hosting and preparing the space for your Nashville trip. Some great details about the house= Enjoy a large livingroom with lots of comfy seating, plants, concert posters, art, reclining sofas, and a large oak dining table. The only tv in the home is a smart tv with a Roku and over the air tv but no cable. 2 very comfy king size bedrooms. I get compliments on them all the time! Lots of extra blankets, pillows, towels, robes, slippers, ear plugs, black out eye mask for sleeping, fans, white noise maker, phone chargers and bathroom toiletries. I hope the space has everything you need to feel right at home. The kitchen is very well stocked with pots, pans, utensils, plates, bowls, cups and so much more. Whole bean coffee, ground coffee, drip coffee maker, kettle for pour overs, a pour over, a French press, milk frother, flavored syrups, Teas, creamers, sugar sweeteners and instant oatmeal. There's an eat in kitchen bar top island and an additional bar table and stools behind the island. The original over 1" thick beautiful original hardwood floor are still shine. I wanted to mention, in case anyone is a very light sleeper, that there is small hallway where the floors squeak. It doesn't bother me but wanted to share in case if it would effect your decision to book. Our Donelson community is passionate about supporting local family owner restaurants. Check out my guide book for some amazing places to eat mostly a mile or less away. There is also a guide book with walking trails close by. Nashville has some amazing parks and trails. The guidebook just has ones very close to the house but If you want bigger trails or parks, reach out and we can chat about what you are looking for. Safe Parking behind the home. Strictly 2 vehicles only. There just isn't room for more. Sorry. There is a tall wide twin air mattress with memory foam topper that I can set up in the living room as the 3rd bed. I automatically set it up with a 5 person adult reservation. I'm also happy to set up for smaller groups just ask! There is a chance we might not be able to set it up for you if you book last minute same day. If we are here I would be more than happy to run upstairs and set it up for you. If we aren't here I can tell you were everything is-super easy. When I get back I would happily come up and get it set up for you! The rest is some practical information about the space. I want you to make yourselves home and not tip toe around. As long as people have an awareness that we are below you without overthinking it, I never had any problems. It's only loud when people toss bags on the floor like their The Hulk, stomp around or are in boots/heels. There are house slippers too help with the transition as you get ready. There is only the one small bathroom. If you are have a bigger group getting ready for the night out, there are robes in each bed room so you can discretely move out of the shower to your room. If you want to I have a ring light and mirror set up on the kitchen island that can transition to a vanity area. In the main room I've set up a side table, large mirror and plugs to set up a blow dryer etc if needed. There is one central heating/cooling unit for both our spaces. You control the thermostat but I've preprogrammed reasonable limits to the thermostat so I can also be comfortable. The heat maxes out at 70 degrees in the winter and the lowest the air-conditioning will let you take it is 70 in the summer. Don't use Aux heat. It's insanely expensive and met as a back up for emergencies. I don't have a schedule preprogrammed so don't use that setting. it will likely change at different preset hours that will likely be wildly different than what you eant. I've had people turn it on and one of us returns to a house with the air conditioning on in the winter and the heat on in the summer. If you want to open a window, turn the entire system to the off setting. The system will work overtime upstairs trying to keep up with your temperature set point. Meanwhile downstairs my temperature downstairs are going to get really hot out extremely cold. The space is not kid friendly. There are many heavy items they could easily pull down and hurt themselves. Also kids happily run around as they do and that echos too loudly in my space below. Depending on how unhappy, a little ones crying can be loud as well. Absolutely NO pets. I'm a huge animal lover. I travel with my pets but when I do I'm looking for Airbnb's who accept pets. Guest looking to stay with me who might have allergies expect a pet free, dander free space bc it's listed that way. If you choose to break the rule, there is a $1000 pet fee. After you leave, I willI need to wash absolutely anything that could have pet dander. Every blanket, pillow, and small rug has to be run though the wash. I will need to rent a machine to shampoo all 3 large area rugs. Additionally I will to lose income blocking off the follow night after your stay to allow the area rugs to dry. Hey partiers. Don't. Find one of the other fabulous Airbnb. My place is great for very low key hang outs. A comfortable place to get ready and land for the night. There is strictly a maximum of 5 people in the space and all need to be added to your reservation. No additional people who might live in Nashville or other friends that might be in Nashville. There isn't parking for them and it always ends up being too loud. I want you to have a great Nashville experience even if that's not with me. There are so many Airbnbs, you'll find the perfect one for your group. I do have pets downstairs in my apartment which shares the hvac system with your rental suite. I change air filters regularly and keep a clean home. Full disclose that I have 2 cats, for anyone who has a cat allergies. I know those can be severe. DO NOT go into the gate yard or back patio. I have a dog and a dog door so he could be in there at any time. I recently had a guest not read the check in hints. He came through the gate with 2 caution dog signs, couldn't get into my door so he left to find his. Leaving the gate open. A beloved pet escaped. We searched for weeks but she was never found. str permit number #2018030328 There is camera at your front door that records video and sound when triggered by motion. There is camera at my door around back that records video and sound when triggered by motion. Guest have access to main level of home seen in the photographs. Safe parking for two cars maximum in the driveway behind the house. True working service 4 legged heros are welcome! Please no pets. Legally service companion pets can not be turned away. However this is also my home. Not just a rental property. I have 1 dog and he get excited then anxious when they hear a pet upstairs. It has been very stressful for us in the past. As a fellow animal lover I would ask you to consider finding another listing that is pet friendly. Motion activated security camera at the front door and the back door of home. Please reach out if you need anything. Otherwise I completely respect your privacy. Welcome to Hip Donelson! It's a safe area of town with great owner operated restaurants and the Greenway walking trails. Close to the airport, interstates, Opryland and downtown Nashville. We are away from the hussle and bussle to be relaxing but close enough to easily get to all the amazing places Nashville has to offer. Uber and Lyft rides are quick, easy and reasonably priced to get you downtown, the airport or to the Grand old opry, the mall or opry hotel. Most of my guest are amazing so I'm able to keep the cleaning fee much lower than most airbnbs in Nashville. Most of the cleaning fees goes to cover cleaning supplies, laundry supplies, paper products, etc. It also goes to Nashville Davidson county 6% tax plus 5$ per night in additional taxes I pay on top of the tax you paid! The cleaning fee does not include cleaning up after you in the kitchen. If you have used the kitchen for more than making coffee, please clean up after yourself and start the dishwasher. Me or the cleaning company will come behind you and disinfect. If we have to clean a dirty kitchen, there is additional $45 cleaning fee. There are dark towels and washcloths for make up or dirtier jobs. Help me keep the white towels white.
