The Beach House is an exquisite beachfront home perfect for romantic getaways. With a beautiful fireplace in the center room, the gourmet kitchen and elegant living space overlook the water. Outside, relax under the stars with outdoor dining and a hot tub on decks connecting you to manicured grounds and a private trail to the beach. With rare waterfront access, you can enjoy sunset walks, kayaking, or swimming right outside your suite. The Master bedroom has a King bed and reading area with a library and TV. With its own private door, the Master Bedroom opens to a deck leading you to the hot tub. Off of the Master bedroom, the custom-tiled bathroom has a walk-in shower and single vanity. There is extra sleeping in the living room. Both sofas fold out to full sized beds for extra guests. Excellent WiFi and Cell reception, the desk in the living area makes this a fabulous workspace for couples or a single person. Please note that the loft and garage are not available to guests, thank you. PPROVO-14-0014 GUEST SCREENING: We use a third-party Guest Screening from SafelyStay to confirm your identity and check criminal databases in order to confirm your reservation. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions. Rules Of Conduct Beach House Rental Agreement CHECK-IN: 3 pm CHECK OUT: 10 AM This is a NON SMOKING house. Smoking indoors voids your tenancy and security deposit. MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons. PETS are NOT permitted. ( $250 fee will be charged for violation of this agreement) DAMAGE DEPOSIT -  Please make sure to read the corresponding terms on the Online Travel Agency you are booking through. No damage claim will be made provided the following provisions are met: *No damage is done to the unit or its contents, beyond normal wear and tear. *No charges are incurred due to contraband, pets, or for collection of rents or services rendered during the stay. *All debris, rubbish, and discards are placed in trash bins outside, and soiled dishes are cleaned and put away *All keys are returned to the lockbox and the unit is left locked. *All charges accrued during the stay are paid prior to departure. *No linens are lost or damaged. *No early check-in or late checkout. *The guest is not evicted by the owner (or representative of the owner), or local law enforcement. *The hot tub has no evidence of food or beverages, leading to complete drainage and refill. *The cleaning of Beach House doesn’t take more than three (3) hours to complete. PAYMENT – Full payment is required at the time of booking. Please make payments via credit card through the Booking Platform you are using. If you have any questions about your payment, please contact the Customer Support of the Booking Platform you used. CANCELLATIONS - We are currently offering a Moderate Cancellation Policy. Please read the details of your cancellation policy on the Booking Platform that you are using prior to making your reservation. Please observe quiet hours (no loud or unreasonable noise) between the hours of 10:00 p.m. and 8:00 a.m. Do not trespass on neighboring properties. The boundaries of the Beach House property are noted on the map in the Welcome Book. Observe all posted speed limits at all times; 10 miles per hour (mph) on our private paved and non-paved roads. No outdoor fires are permitted Observe best practices for Water Conservation: *Turn off the faucet while brushing your teeth or shaving *Being sure faucets are completely turned off *Reporting leaky faucets or toilets INCLUSIVE FEES – Rates include a one-time linen & towel setup. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house. ADDITIONAL CLEANING FEES – A three (3) hour cleaning fee is included in the rental rate. If Beach House is left in poor condition and exceeds the allotted three (3) hour clean, there will be a $50.00 penalty per hour. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in. If there are more guests than specified in the reservation, guest(s) will be charged the housekeeper's fee. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance. PARKING – Parking is limited to three (3) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. HOT TUB – No children under the age of 14 are permitted in hot tubs without adult supervision. No food or drink is permitted in the hot tub. A $120 fee will be charged if there is evidence of food or beverages that leads to a complete drain and refill of the hot tub. Professional service is provided every Monday between 10-12 pm to sanitize and replenish chemicals in the hot tub. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Please unclip the cover and lift it gently to open up. Remember when not using the hot tub, leave the cover on so the hot tub will stay warm. FIREPLACES – The fireplace is a vented propane gas log fireplace. WATER AND SEPTIC – Beach House is on a septic system. DO NOT FLUSH anything other than toilet paper. COVID-19: Please follow current Local and State Directives for COVID-19 related safe practices both publicly and privately in Beach House. Mandatory and requested guidelines will be posted at the house and sent to you in an email prior to your arrival. While we practice the highest standards of cleaning and sanitizing, Beach House is not responsible or liable for any illness or loss due to Covid-19 contracted by any guest staying with us. Please take full responsibility for staying safe and healthy while traveling. HURRICANE OR STORM POLICY – No refunds will be given unless: The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or  A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. STORM POLICY/ROAD CONDITIONS – Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions. STORM POLICY/POWER OUTAGE POLICY – No refunds will be given in the event of a power outage. Winter storms can cause power outages, normally lasting no longer than 24hrs. In this case, Beach House will be provided with solar lanterns and flashlights. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. Beach House is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises, beach trail, staircase, or its facilities. We ask that all children have adult supervision when using the trail and stairs to the beach. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are responsible for any damage done to the property, and expressly assume the risk of any harm arising from their use of the premises or others whom they invite to use the premises. You will have the entire house and grounds for personal use. We offer a contactless self-check-in. Our host is available during regular business hours each day, and 24/7 for emergencies. Beach House is located right on the main beach and road outside of Eastsound. You can walk to the Nature Preserve for beautiful hikes, stroll along the beach, or walk into town for shopping and cafes. In a quiet neighborhood, there are homes privately tucked behind mature trees on spacious lots. We recommend bringing your own car or renting one once you arrive off of the ferry. Orcas has many State Parks with trails and lakes that are best accessed by driving.
