For a separate charge, THE HOME CAN BE USED FOR SMALL WEDDINGS, BRIDAL/BABY SHOWERS, FAMILY REUNIONS, etc. ~The Home has recently been updated with a band new carpet in all the bed rooms, new wood laminate flooring through the kitchen, dining and living room and fresh paint all around. A walk though the front door will welcome you with plenty of windows to bring in the natural light and high vaulted ceilings. KITCHEN: ~The open concept kitchen is fully stocked with necessary cookware for making a fantastic meal and eating in. You'll find plenty of utensils, serving ware, pots, pans, bakeware, toaster, crock pot, electric stove and cooktop, microwave, dishwasher and cabinet refrigerator. ~Freshly painted cabinets and brand-new butcher counter top and bar top with wooden stools. COFFEE: ~We know everyone has a different coffee favorite, so we've added a broad selections to make a personal brew that suits everyone including a DeLonghi drip coffee/espresso machine, Keurig with pods, single serving French Press and Chemex drip carafe. Accessories are stocked with 14+ mugs, creamer, raw sugar, local honey and stevia. DINING: The dining room seats 12 comfortably on an antique Oak table. LIVING: Relax in the comfort of the spacious, wide seat blue velvet couch, with accent chairs to accompany. A 65" flat screen TV and a fireplace to cozy up on those cold Texas nights. ROOMS: This rooms in this home are quite unique. It's a two story split level home and we believe it was built to accommodate large groups with multiple families. Downstairs: Room 1) Master downstairs features a King Bed, large walk in closet and en suite bathroom with large garden tub and separate shower. Room 2) Queen Size bed with full bathroom in the hall. Room 3) Sofa pull out bed. Upstairs: Room 4) Full Size bed. Room 5) Full Size bed. Room 6) Two Queen Beds with adjoining full bathroom. There is NO cable/live TV nor DVD. THE PROPERTY & OUTDOORS: ~The home is situated in the middle of a 25 acre wide open pasture and at least 100' from all farm activity. A curvy drive sits between the main road and the home, adding a touch of peacefulness and privacy. The acreage feels as though you are in the middle of nowhere but offers quick access to all things Texas Hill Country. ~There is a wood & charcoal fire pit that can be used for enclosed fires and grilling. We observe local fire hazards and will alert you as needed. NO gas grill available. ~From the back porch, you can experience some of the best star gazing and sky watching as the rising moon looks to be at arms reach. You'll wonder if there is an end to the Cosmos. You'll be able to watch the moon rise from the back porch and the sunset from the front. ~Bird and wildlife watching are abundantly available. To the right of the back porch, you'll welcome a visit from Whitetail and Axis Deer as they come close for a cold sip of water. ~Enjoy making memories with others as you relax on the outdoor patio furniture. Fire up the grill for an evening of outdoor cooking and storytelling. THE AREA: ~Center Point is a lovely central hub for the Texas Hill Country. Craft breweries, Guadalupe River Trail, wineries, local food, live music, arts, superb recreation and great shopping are plenty. ~Bring your fishing gear and swim wear for a short one minute drive to the Center Point Lake on the Guadalupe River. ~As your hosts, we will make sure you have all the details on the best spots around in our Guest Book when you check in. ABOUT THE FARM: This is a private home with its own parking and driveway. It is a comfortable house with modern amenities, but we do want people to expect to hear the sights and sounds of a working farm. You'll occasionally hear tractors, pigs, guinees and all kinds of wildlife. WHY THIS PROPERTY: This property offers a large space for those family gatherings and livelong memories! Texas Hill Country Ranch Home but still offers the conveniences of the area: local wineries, craft breweries, live music, recreations, cycling, arts and crafts, antique shopping and more! *The property is an active, regenerative farm specializing in Pastured Heritage Pork, Poultry and Pecans. Our animals are contained about 100' from the house with the use of a low grade electric fence (a little stronger than an electric dog fence). While we encourage guests to walk around and enjoy the property, we ask that guests view the animals from a distance and keep at least 6' distance from electric fencing. Please do not unlock/open any gates. *Guests have access to the main house except the garage and the half acre around the property. You may see Justin briefly around the property working with animals anytime between 8 am-6 pm. Farm chores usually take 1 hour but don't expect him to disturb you unless notified ahead of time. If you need anything during that time, please let us know. This home is one of the sites of our active, regenerative farm in Center Point. We began the farm in 2016 with 3 acres with the goal of supplying local, pasture raised, nutrient dense meats to our family and community and today we’ve grown the farm into about 65 acres of organically raised pecans, gmo/corn & soy free pork, eggs and coming soon with grass fed beef! We sell to farmers Markets, delivery hubs and local restaurants. So, what exactly is an active & regenerative farm? in short, it means we are constantly striving to regenerate the land with the use of livestock rotations on pasture, natural materials and adding life back into the soil as opposed to depleting it with the use of chemicals or pesticides. We believe that every natural living thing has a purpose, and we try our best to support it’s function in life. While cleanliness is of top priority in the home, we very seldom use over the counter chemicals, scented fabric softeners or detergents. That combined with life in the Texas hill country, it’s possible to have an occasional siting of: Wolf Spiders & Texas Jumping Spider. A variety of native birds such as: Barn Swallows, kingfishers, scissortails, owls, hawks, Humming birds and numerous Butterfly & bee species as well as a whole host of native wildlife. These all provide an extremely beneficial role to the whole system of the natural world we live it. We hope you enjoy this one of a kind experience in the Texas Hill Country!
