4 Bedroom Beach House w/ Dock on Canal, West of 41, < 1 mile to Casey Key Beach Enjoy a slice of Florida paradise for your large group at this beach house! Perfect for multiple families vacationing together, family reunions, or snowbirds wanting extra bedrooms to accommodate the visiting grandkids. The property is located West of Route 41, minutes to Casey Key beach, and is on a canal with a dock for fishing and boating access to the Gulf of Mexico. This 4 bedroom house comfortably sleeps up to 10 people (maximum 8 adults) and is ideal for multiple families. Immediately through the front door is an open concept family room, kitchen, and dining area. The family room features a sectional sofa, a 55" television with Streaming TV, and a DVD player along with a selection of DVD movies. The kitchen has white cabinets, plenty of counter space, a functional kitchen island with lots of storage underneath, and all new major appliances (refrigerator, microwave, dishwasher, and glass-top stove/range). The kitchen is fully stocked with ample dishes, flatware, glassware, pots, pans, cooking utensils, serving dishes, small appliances (toaster, juicer, breadmaker), a crockpot, and much more. The dining area has a large table that seats 8, with a modern chandelier. Beyond the living area is a Florida room that overlooks the backyard - with French doors leading outside and two walls full of windows to soak in that Florida sun. The fully air conditioned Florida room features a day bed with trundle, as well as a small table with chairs perfect for doing puzzles, playing chess, or providing extra eating space for the kids. The Florida room is a perfect place to enjoy a cup of coffee in the morning before you head to the beach. From anywhere in the house you can connect to our 100/100 wifi internet to check e-mails and send pictures of your vacation to your loved ones back home. The 4 bedrooms in the house are separated into two sides: Up 5 stairs from the living area are 2 of the bedrooms: a huge master bedroom with an en suite bathroom; and a guest bedroom featuring a day bed with trundle underneath. The master bedroom has a king-sized bed, a television with streaming TV, and a huge closet with plenty of storage for your clothes. The en suite bathroom features a gorgeous glass enclosed walk-in shower with floor to ceiling tile, a 60" marble top vanity, a toilet, and a linen closet to store towels. The master bedroom has several windows to let in light and provide a beautiful view of the back yard and canal, as well as an exterior door leading down 5 stairs directly to the back yard. Across the hall from the master suite is the upstairs guest bedroom, which can serve as the kids hang-out during the day, and which can sleep kids in 2 twin beds at night (the day bed is a twin bed, and the pop-up trundle underneath is a second twin bed). This guest bedroom has a television (no TV service) with Wii (can connect to your own Netflix account) to keep the kids busy when you're not on the boat or at the beach. The guest bedroom also has a closet. Also upstairs is the laundry room with a high-capacity washing machine and dryer, as well as a laundry sink and plenty of storage for beach towels (which we provide for your use during your stay). While you're still upstairs, check out the hall closet (where the pack n' play, booster seat, and extra pillows are stored), and access the huge garage (with a hurricane-rated automatic garage door), perfect for storing your bicycles or suitcases. The other 2 bedrooms are located back on the main level, on the other side of the house. The downstairs master bedroom features a king-sized bed with a large closet. The downstairs guest bedroom features 2 twin beds. Both bedrooms have access across the hall to a bathroom containing a tub/shower combo, a 60" marble top vanity, a toilet, and plenty of storage for towels. The floorplan is perfect for 2 families, where the parents of each family are able to sleep in a king-sized bed, and the kids can choose between 6 twin beds. All 4 bedrooms, as well as the laundry room, kitchen area, and Florida room, have lighted ceiling fans. Sheets, pillows, and blankets (including extras) are provided for all beds; ample towels and washcloths are provided in both bathrooms. The game closet contains numerous board games, puzzles, cards, and poker chips. The front door is on an automatic keypad, meaning you will be given your own personal access code so you don't have to worry about who in your party has the key! The backyard has a large paver patio with 8 chairs and 2 tables, as well as 3 large sections of artificial turf, perfect for playing games such as backyard golf and cornhole. We provide 4 kayaks (2 singles, 2 doubles) that can accommodate up to 6 kayakers at one time; we provide all paddles and life jackets. The shed provides storage for backyard games, beach toys, beach chairs, beach umbrellas, coolers, lawn umbrellas, and life preservers (all of which are included), as well as anything else you want to store there. The best part of the backyard, of course, is the private dock with access to the Gulf of Mexico. Bring your fishing poles! This unique property has been well taken care of and since 2015 has received a new metal roof, a new air conditioning system, new flooring throughout, and new windows. The property is located West of 41, less than a mile drive to the beach. You can drive to the beach in 2 minutes, comfortably bike the .8 miles to the beach in less than 5 minutes, or walk to the beach in about 15 minutes. The quiet community of Nokomis is located in south Sarasota County, south of Sarasota and north of Venice. Grocery stores, shopping, and restaurants are located within minutes of the property. IMPORTANT: The property is located on a quiet street, with no thru traffic. This rental is not intended for Spring Break students or other groups inclined to party and make loud noise; the surrounding families expect quiet after 9pm and before 7am, and rentals will be made only to groups with at least one renter over the age of 25; please be prepared to advise the ages of the members in your group (approximate ages are fine for adults over the age of 40). This house is not to be used as a congregating/party house to host other people other than the official tenants, unless you do not exceed the maximum occupancy rules regarding people (8 adults, 4 kids) and vehicles (see below). The driveway can hold 4 vehicles, and therefore this property accommodates a maximum of 4 vehicles, with RVs, large trucks, and vehicles with trailers counting as 2 vehicles. These vehicles must be parked in the driveway during your stay, and not on the side of the street. In addition, you are permitted to have maximum one (1) vehicle visit you at any given time, so long as the maximum people occupancy of the house (10 people) is not exceeded, and so long as the visiting vehicle is not parked on the side of the street after 10pm or before 7am. RVs, large trucks, or vehicles with a trailer may not be parked on the street at any time. No parking on the front yard at any time. We take the rules in the preceding 2 paragraphs very seriously, primarily out of consideration for our neighbors. Please be respectful of the neighbors. Violation of the rules in the preceding 2 paragraphs are subject to immediate termination of the rental and/or withholding of security deposit. We will consider allowing pets for rentals of one month or more, but we will generally not permit pets during stays of 1 week or less. No smoking anywhere in the house. We are experienced vacation rental owners, and we have tried to think of everything you might need during your beach vacation. Just bring your clothes, toiletries, food, fishing poles, and boat, and we'll supply the rest! House Rules/Other Notes: *No Spring Break/party groups (see note above). *Maximum 4 vehicles (see note above). *No smoking inside the house. *No construction groups or utility worker groups permitted. *No work trucks or similar vehicles permitted (a single RV is okay). *No parking on the front yard. Parking along the street is permitted on a temporary basis, but not for prolonged periods of time (e.g., overnight) because traffic will be impeded. *The property will be stocked with 4 rolls of toilet paper for each bathroom (8 rolls total), 1 roll of paper towels in the kitchen, basic cleaning supplies, 2 dishwasher detergent tablets, 2 laundry detergent tablets, some fabric softener sheets, and 1 set of hotel-size toiletries in each bathroom (soap, shampoo, conditioner, and toothbrush/toothpaste). Depending on the size of your party and your length of stay, you may find it necessary to bring additional supplies for use during your stay. *Fishing notes (Non-residents of Florida must purchase a “nonresident saltwater fishing license” to fish ($17 for 3 days; $30 for 7 days; $47 for 1 year). Florida residents generally must have a “shoreline saltwater fishing license.” The license is free, except for a nominal convenience fee of less than $5. No license if you are over age 65 (and a resident of Florida) or under age 16 (whether a Florida resident or not), or if you have a saltwater fishing license that covers shore fishing. License-free saltwater days: First Saturday and Sunday in June; First Saturday in September; and Saturday following Thanksgiving. Public fishing (i.e., no license required) is available at the Venice Pier, 1600 Harbor Dr S, Venice (3.5 miles south) and the Osprey Fishing Pier, 133 Main St, Osprey (6 miles north). Other shoreline fishing (license required) is available at North Jetty Park on Casey Key (2 miles south), Humphris Park South Jetty/Venice Jetty (3.5 miles), and Caspersen Beach (6 miles).
