Guests should have good coverage throughout the house and outside on the patio/deck and second platform.. **The house and patio is 2700 sq feet, the front and back yard is about 1400 sq feet so in total about 4000 square feet of house. ** Kid friendly - Graco playpen, a high chair, a baby bath, a mosquito mesh and a children life jackets(up to 50-90 lbs) Bedroom Descriptions: Bedroom 1-Master Bedroom, King size bed, with two side tables, a clock radio, can lights, ceiling fan, A.C., television with a cable box, curtains on the French door that opens out on the patio that has ocean views. The bedroom has a single chair at a desk underneath the television. The room has his and her closets with one closet with drawers and both sides with rods to hang clothes. There is a mini security safe inside, suitcase rack and a blow dryer in the closet. The room has an en- suite bathroom with a soaking tub, a glass enclosed shower and double sinks. The bathroom overlooks a little garden and the walkway where the guests comes down those steps to go to the beach. It has roman shades on the window for privacy. Wood porcelain tiles on the floor and limestone on the bathroom floor. Bedroom 2- Has a king size bed. One bedside table, can lights, no window, a nice size closet which has a set of drawers and a rod to hang clothes. It also has a mini security box, a suitcase rack and a blow dryer. The room comes with a ceiling fan, A.C. and television with a cable box. The bathroom has a shower only, a single sink and a window with roman shades which overlooks the next door neighbor's house. Glass enclosure shower. Wood porcelain tiles on the floor and limestone on the bathroom floor. Bedroom 3- Queen size bed, two side tables with a radio/clock, a television with a cable box, ceiling fan, can lights, A.C., a good size closet with drawers and a rod to hang up clothes. A mini security box, suitcase rack and a blow dryer. The bathroom has a single sink, a window with roman shades which has a garden view. Each bathroom shower will have a grab bar. Porcelain wood tiles and limestone on the bathroom floor. Bedroom 4 (front of the house by the front door)- Queen size bed, a two seater couch, a window with roman shades that looks out to the street/next door neighbor. There is a three window with roman shades next to the bed and that has an ocean view. The room has a ceiling fan, can lights, one bedside table, A.C., a television with an apple TV and a DVD player with a few Disney movies. That room does not have a cable box but you can view Netflix on it. It has a closet with drawers and a rod to hang up clothes, a mini security safe, a blow dryer and a suitcase rack. The bathroom door is a barn door. Wood porcelain tiles and limestone bathroom floors. The house is open concept- living/family, dining, kitchen, an open mud furniture piece to hang up towels, hats, whatever items that can hold onto the hooks, a mini bar with a wine fridge. Top of the line appliances and accessories. Such as coffee maker, cappuccino machine, microwave, toaster, toaster oven, blender, a mini fryer, a food processor, a kettle, a cooler and a slow cooker. The house was newly renovated for grand opening in February 2021. Everything is brand new-roof, electrical, new PVC windows, hurricane doors, floors, lighting and plumbing. The main room has a console table, two end tables, a buffet table, a coffee table, a rug and two poufs. The dining table that seats 8 persons, an AC cassette and one ceiling fan finish out the main room. A three window(front entrance)with roman shades which overlooks the ocean and the clubhouse. Also in the main room, there is a television with Flow for our telephone and cable service. There are board games, scrabble a backgammon game, playing cards for adults and children. A play station 4 with a few games and two game controllers. In the dining room, There is an indoor dining table that seats 8 persons, I would say overall the entire house has a cozy and comfortable laid back feel. In the kitchen, there is kitchen island that seats 4 persons. Outfitted with the most updated fridge/freezer combo, a 6 burner gas stove and oven, an exhaust fan, a dishwasher and a ceiling fan. In the kitchen, there is a window with a roman shade above the sink overlooking the ocean. A French door that leads outside onto the patio and straight to a second dining table which seats 8 persons. A wonderful choice for your indoor and outdoor dining areas at Queens Cottage. A barbecue grill(Weber grill and a mini bar) in the same area as the outdoor dining table. In the main living/dining area, there are three French doors which have amazing ocean views that leads out onto our patio. Queens Cottage a wonderful villa on the beach- less than 3 minutes to the beach on foot and maybe less than 50 feet away from the beach. The beach has a reef and the lifeguards take care of the beach every day, removing seaweed and they rope off areas in the water where there are rocks. Overall Queens Cottage has a great beach. Outside on the patio and deck, there is a wonderful outdoor sitting entertaining area that has a couch, two lounging side chairs and a coffee table. A swing is also on the end of the patio. There are 6 lounging chairs with 6 side tables. A an infinity pool( 4 feet depth), There are pool markers on the sides of the pool, a lifesaver ring on the fence, a pool bin to house our two floaters, pool/beach towels and two boogie boards. Outside the master bedroom, there are two lounging chairs with a table to enjoy morning coffee. There are about 4 or 5 steps, that leads to an additional second seating and entertaining area. There is a couch, two side chairs with a coffee table. There is so many seating and areas outside on the deck for gathering. There are two beach bicycles for riding in the complex. There is an outdoor shower, two chairs on the lawn for conversation and a personal driveway that holds one vehicle. There are outdoor garden lights that turn off at 11 pm every night. Queens Cottage has a generator that powers the entire house. There are two water heaters and two water tanks(1000 and 800 meters). There is a tennis court on the property which the guests can use, the gate will be open. The guests need to bring their own tennis racket and ball. Nearby supermarkets, there is Hillside Enterprise in Duncans 5 minute drive up the hill and Champion in Falmouth which is a 15 minute drive. SPECIAL NOTES: Holiday weeks need a minimum 7 night booking. Smoking permitted outside by the pool area only, not inside. No pets allowed. EVENTS OR OUTSIDE VISITORS AT THE VILLA ARE NOT ALLOWED – This is a private vacation home. Absolutely no other guests are allowed on the property, no weddings, and no family reunions with joint villas day or night at Queens Cottage. No outside guests are allowed other than those stated on the Guest List. All additional guests will be charged $100 per person per day. Any requests must be gained prior to arrival into the villa. No requests will be entertained while staying at the villa.
