The downstairs unit of our family beach house has 3 bedrooms 2 baths and a comfortably furnished open (full)kitchen- living room. Everything is on one level. You can see the back yard from the kitchen through the glass doors which makes it perfect for families with kids who like to play outside. Large outdoor area all to yourselves, on the wooden deck lounge chairs, outdoor shower, dining table and charcoal grill. No dogs allowed: Tyga our friendly cat lives upstairs and outside. You are renting our downstairs apartment of our ocean front beach house. It has a separate entrance, 3 bedrooms with 2 queen and one double bed and a pull out sofa bed in the living room. There are 2 bathrooms, both have a bath tub, toilet and sink. The kitchen is fully stocked. The living room is bright and friendly with Cable TV and Wifi, book shelf and some games for kids. Outside there is no one between you and the Atlantic Ocean. You can enjoy the privat back yard with lounge chairs, dining table and go on a relaxing beach walk and enjoy the ocean breeze until late at night. If you'd like to rent the whole house during June or July (minimum of 7 nights), contact us for pricing and availability. You will have the downstairs patio and back yard all to yourselves. The lounge area with grill as well as the back lawn we also have some beach toys and some beach chairs available for guests. Our laundry and storage room with washer and dryer is separate from the apartment but our guests can use it for washing laundry. We typically leave the door unlocked on the day of our guests arrival, so please let yourselves in. We will welcome you then or when we get back home later on. You will see us walking through the yard to and from the beach and you are always welcome to knock on our door upstairs if you need anything. You might hear us walking around upstairs, (it is an old beach house) but we are typically not a loud bunch. You may use the kayaks and beach equipment, boogie boards, kids toys) we have but in general please bring beach chairs and umbrellas, if you need them. Call or text us with anything you need. Since our neighborhood is residential we do not host parties and events at this location. But it is the beach, and you can enjoy a cook out with friends and dinners outdoors until late at night! We want our guests to have a good time with family and friends and we are not worried about happy noise. Our neighborhood is a residential beach community. Not much traffic, walkable and great for bike riding. If you enjoy walking, there is a good coffee shop (Bold Bean Coffee) 5 minutes away. In the same shopping center you will find some Restaurants (Bonefish Grill, So Nappa and Maria's Mexican, all in walking distance, (5-10 min). Also some upscale boutiques and shoe shop. A few minutes more you have Panera Bread, Cruisers (great fish sandwich) a Marshall's, Home Goods and Whole Foods. More Grocery shopping is a few minutes by car at Target, Publix or Trader Joe's. There is a beach trolley in the summer months connection the beaches: Jacksonville Beach, Neptune Beach and Atlantic Beach. The Neptune Beach/Atlantic Beach Town Center is worth a visit for a walking tour of it's nice Restaurants, Shops, and Bars. The Art Walk is a free event every third Thursday of the month. There is typically very limited parking at the beaches. We guarantee 1-2 parking spaces at the property. If you have guests for the day, please advise them to find parking on First Street or Third Street (A1A).
