Charming updated farmhouse w/amazing view of Mt. Washington&Presidential Mtn Range. Private balcony&entrance to a spacious room w/best view of the house. Kitchenette has mini fridge, toaster oven, microwave, 2-burner stove burner. Marvel at starry nights from balcony. W/D for at least 3 night stays & 2 loads MAX/wk. Guests may /NOT/ use the kitchen or living spaces downstairs. NO shoes inside please. Please read paragraph under "The Space" section that THIS IS COUNTRY LIVING IN AN OLD HOUSE. -PLEASE READ EVERYTHING IN ALL THE SECTIONS BEFORE BOOKING. I try to be thorough and communicative to facilitate your stay and my hosting. -POSITIVE TRACK RECORD WITH OTHER AIRBNB HOSTS REQUIRED. If you are new to the site as a guest then I will take landlord/work references as well as a copy of your credit score. Or, I will accept a booking from an account that has positive track record on Airbnb. Now, onto the space... -Spacious guest room was recently repainted and has distinct bed, living, and kitchenette areas. Kitchenette equipped with toaster, camp-style heating elements, microwave, 3.7cu ft mini fridge. -New gel memory foam mattress. However the box spring is older and may be squeaky. -Private balcony and keyed entrance. However, steps may be slippery during winter and some guests may find the rise a little sleep and narrow. You are welcomed to use the main stairs in the house for entering/exiting. -Full bath upstairs. Renovated 2017 w/hardwood flooring, marbletop hardwood vanity, European faucet, brushed nickle halogen lights, oval beveled mirror medicine cabinet, water efficient toilet. Please be mindful of time spent in the bathroom when other guests are in the other room (I will let you know) -The room gets great light throughout the day owing to a northwesterly facing balcony door and southeasterly facing window. -Some people may find the stairs leading up to the guest balcony to be narrow, please be careful. Guests are welcomed to access their room through the main house. -NO Cable or television although guests have found adequate entertainment from the internet (wireless) -$15 per night for third guest -THIS IS COUNTRY LIVING IN AN OLD HOUSE AND NOT IN A HOTEL. READ AGAIN: COUNTRY LIVING IN AN OLD HOUSE. WHAT IS COUNTRY LIVING? My neighbor across the street sells hay for a living and fertilizes their fields sometime September through late October. During this time there may be increased fly activity and 'farm smells' in the area. Also, flies and the occasional vole/field mouse may make their way into the house. The flies are cluster flies; they feed off of earthworms and not on human food. This is a rural agricultural area. There are A LOT of earthworms YEAR-ROUND. I can envelop the house in exterminator fumes year round, but as long as there are earthworms, there will be cluster flies. The locals here are familiar living with them. Most guests have not found flies and manure smells to be problematic during the fall as I keep an air freshener in the room. I also use "environmentally friendly" fly spray and "humane" rodent cage-traps throughout the year. A handful of flies may still find their way in, however there's only so much I can do without exposing myself or my guests to constant chemicals from the exterminator! You are provided with space heater in the room and bathroom in the winter but not in the other common areas. If you can look past not being able to use the kitchen, living with the sight and buzz of occasional cluster flies (esp when weather is changing or in colder months), and not having heated common spaces during the winter, then I'm happy to host you. If you're willing to pay more for more accommodations than is stated, then I'm open to negotiating. Many of us hosts work hard to provide a 5-star stay for our guests, only to be marked down on items that are either previously disclosed or are outside of our control. Like, the house was too far away from work when guests had the opportunity to map between the house's approx location and their work prior to booking. Or the buzzing of cluster flies. Or that they 'thought' they can get along without kitchen access but changed their minds about it during the stay. Or somehow 12 mega rolls of toilet paper for one person for one week is not enough. IF YOU DO NOT LIKE WORKING HARD ONLY FOR YOUR EFFORTS TO BE OVERLOOKED/MINIMIZED ON ACCOUNT OF ITEMS OUTSIDE OF YOUR CONTROL OR WHICH WERE CLEARLY DISCLOSED, then please treat us as how you'd like to be treated if you were in our shoes. Please do not mark us down for 'surprises' that were disclosed, or for matters that we cannot control. Therefore, if after reading through EVERYTHING in this listing, you feel that ANY condition will adversely affect your experience, then please look elsewhere. My goal is to provide you with a 5-star experience while being open to improvement suggestions. However, my hope is that I am fairly evaluated as a host, esp on items clearly disclosed prior to booking. -Guest room, upstairs bath, guest room balcony. -Please observe a no-shoe policy while inside the house. -Washer/dryer available for guests staying at least 3 nights. (but please be mindful of the environment and the wear/tear on our appliances by not washing more than 2 loads) -'Kitchen'&cooking amenities =in-room kitchenette & NOT the main one downstairs. There are: a 3 cu ft fridge/freezer, cooking utensils, pot/pans, toaster, coffee maker, microwave, toaster oven for use -I have taken over the guest room closet. But, there is plenty of drawer space to use! -I am friendly and helpful but am respectful of our guests' space. I live primarily in the Boston/MA area, and I love having this farm as my occasional retreat for my husband and family. I am happy to give pointers to area amenities like restaurants or hiking/skiing. -If I'm around I sometimes offer to make breakfast. It can be any combination of eggs, sausage, bacon, hash browns, breakfast potatoes, toast, pancakes, and omelettes, in addition to coffee/juice. -The farm is in a quiet rural location, surrounded by sprawling pastures and forest. The house has one of the best views of New England's tallest peak, Mount Washington, in the area. The mountain forms a majestic backdrop against a carpet of lush green (during summer) and jewel colors (in the fall). It is particularly breathtaking in the winter and spring when the snowy caps glow orange-pink during sunset on a clear day. -Nearby hiking/snowmobile (V.A.S.T.) trail system. -Driving distance to dining, groceries, nearby skiing and recreation. Lancaster 10-12 minutes, Littleton 25 minutes, St. Johnsbury 25 minutes. -The farm is in a rural location, there is no nearby public transportation. Car or vehicle is a must! Lancaster 10-12 minutes drive (grocery, basic shopping), Littleton 25 minutes, St. Johnsbury 30 minutes. -I have always driven a Prius ranging from model years 2001-2017 during my years of living here. AWD may be more convenient, but I've survived years of winters and muddy seasons with FWD 120 HP 4 cylinder Priuses I have hosted a number of short and long-term guests (3+ months), and some even flatter me with repeat visits. The guests who have found the most satisfaction are those who have realistic expectations and who are respectful of house rules. I aim to set the expectations and house rules here: Please be Respectful: -The kitchen, laundry room, bathrooms, and much flooring were all completely renovated in 2017. The entire interior was also repainted. I am careful to keep things in 'like new' condition and I'd appreciate the same care/respect from my guests. No-Shoe Policy: -please take off your shoes/boots when inside the house. Positive reviews: -Guests must have at least one positive reviews from previous hosts. I may not be around the entire time and I want to make sure my property is respected even when I'm away. I may make exceptions if one person of the guest's party has a track record on Airbnb, or if they are willing to provide outside references for me to check. -NO SMOKING, PETS, PARTIES Mindful of Other Guests: -Other guests may be staying in the other room which shares the upstairs bath. Please be mindful of noise and/or shared bath situations. I will let you know if there is another booking in the other room and in that situation there is a half bath off of the kitchen (also renovated 2017) for guests' convenience. TV/Cable: Although I do not have cable television, our guests have found adequate media entertainment from the Internet. Road Conditions: -The road is unpaved. AWD is convenient but not required. I myself drove Toyota Priuses ranging from model years 2001-2017 and have been through winters and muddy seasons with these FWD 120hp cars. About Me: -I have a home office and often work late into the evening. The office is also upstairs and I try to be quiet entering/leaving it when guests are around. Water: -The house is equipped with a water softener so the water may feel more 'slippery' owing to the minimal amount of dissolved minerals. Water is safe to drink from any faucet because I have a whole-house filter. Heat in Common Spaces: -Electric and propane are extraordinarily expensive in the north country as compared to the city. I cannot afford to keep the entire house heated to 70 degrees during winter and charge the rate I do. As such much of the house, including common spaces, is kept at 55-60 degrees during the winter, and there is a space heater in each room. I just ask that you turn off the space heater when you're not in the room for an extended period. Driving Distances: -PLEASE MAP THE APPROXIMATE DISTANCE BETWEEN THIS HOUSE AND TO WHEREVER YOU NEED TO GO. The reason why the view from this house is fantastic is precisely because it is REMOTE. No light pollution at night from nearby town, no high-rise concrete jungles to block the view of the mountain range. The price for the view and tranquility is that you need to drive. Realistic Expectations: -Those who have felt the most satisfaction with their stays understand that since they are not paying hotel rates and are instead staying in a private rural home, they do not expect hotel-like accommodations. I understand many people book on Airbnb because it's cheaper than staying in a hotel, or they want to experience living in a place like a local. The house is not a hotel, and you will experience similar living conditions as locals do. I do what I can to provide amenities and to keep the house clean, however, please do not expect hotel accommodations at a non-hotel price. Last, but not Least: ...this is an 1850’s farmhouse. The foundation settles and there have been additions made. Floors may not be even and doors may ‘stick’ from frames that are not square. I get occasional bugs and flies not because I keep a dirty house, but because some insects find it a cool relief in the summer and warm relief in the winter. The flies that do make their way in are cluster flies that feed off of earthworms and not human food. Furthermore, this is an agricultural area and as such there are a lot of earthworms. My neighbors keep horses and livestock. In September and October my neighbors fertilize their fields to sell hay for a living or make hay for their livestock so there will be increased fly activity. It’s simply not possible to seal every crevice to keep every bug out, given the continued settling, nature of original construction & later additions, and that my (very friendly) neighbors make their living in agriculture. I do what I can to control 'nature' from sharing the space in an eco-friendly and humane manner. I love that this house saw so much history and that its imperfections add to its character. I do my best to honor and care for the house as it marches into modernity.
