**The Mugatiya is repainted and refurbished in Oct 2022. It is in perfect condition to welcome discerning guests for the season** A 20km drive away from the World Heritage site of Galle Fort, this luxury villa in Sri Lanka is set in over one acre of landscape and bids you to discover her 4 en-suite rooms as well as her generous living areas. Whether you are seeking a private pool retreat or a family villa, The Mugatiya provides ample possibilities for both. There are 4 en-suite bedrooms available, each with a queen sized 4-poster bed. There is a daybed in 2 of the rooms which is convertible to actual single beds to accommodate further guests. There are two connecting rooms that can be used as a family suite. Each room has ample space and lovely views on the property. You will live and interact with carefully curated artifacts that we have obtained during our travels and living, including from Sri Lanka. The majority of large trees that came with the property were saved, and they provide welcome shade, animal habitat and history to the estate. Set on almost an acre of land, children and adults alike will be able to ramble and spy on a wide variety of wildlife including exotic birds, Langur monkeys and the "mugatiya" or mongoose. There is a mini soccer pitch available as well as some sports and games equipment. **Please note that unless booking the entire villa (8 persons), there is the possibility that you will share some areas of the villa with other guests. As the villa is well spread out on grounds larger than many small hotels with a good number of spaces available, you will still be able to have plenty of privacy.** Guest rooms are arranged in 2 buildings separate from the original house dedicated to dining, living and more. There are still other inviting and intimate spaces for gathering in smaller groups or to be by yourself, including a private pool and pavilion, a breakfast kitchen and a number of verandahs. All four guest suites have air conditioning and ceiling fans, as well as rain showers and views on the property. Broadband Wi-Fi is available. The old house is presently a generous stand-alone living space containing sitting and dining, where socializing can take place late into the night without disturbing the early birds. There is an annex with a kitchenette accessible to all guests as well as 4 bedrooms spread out across the property. This place is ideal for a group travelling together yet appreciating some space and privacy. You will benefit from an infinity swimming pool with padi views and extensive gardens, ideal for exploration and dreaming. Staff can also point out a tree that is lit by a good number of fireflies in the evening. There are no bathtubs and air-conditioning is restricted to bedrooms to respect the fact that the people of Sri Lanka are constantly facing the shortage of both power and clean water. We are not always in Sri Lanka but we have full confidence in our staff to anticipate your every need. Our onsite manager will orient you and be available throughout your stay to address all needs and queries. The Mugatiya is located in Ahangama, perfectly centered between the two main towns of Galle and Matara. There are multiple beaches less than 5km away and 10 surf points in a 10min or less radius range. Ahangama vibes are unique in Sri Lanka: growing vibrant scene for a drink, a meal or an after. The Mugatiya is just 5min away from the action, and isolated enough so you can enjoy the nature and the calm surrounding the house. A short walk from the hustle and bustle of the main coastal road, we are close enough to the beaches, a number of attractions/activities, and a burgeoning gastronomic scene. Our peaceful location surrounded by tended padi fields allows you to explore the real Sri Lanka on foot or by bicycle, with our own temple just round the corner and local shops and houses in the vicinity. There are a number of traditional houses, some refurbished to a high level to be seen. We are immediate neighbours to The Kip, Merchant House, Art Deco House, and Bagayima (previously Cantaloupe House). We are also within walking distance to Sandhya and Mosvold Villa. Ahangama village consists of a small number of houses occupied by established families thus ensuring the peacefulness of the location, while easily accessible by good roads. Also within reach are popular surf and yoga camps. Tuk-Tuks, bicycles, vans can be arranged, including fairly-priced airport transfers and tours. Unlimited drinking water that has been filtered by a world-class filtration system is available in our own kitchen. We do not provide disposable plastic.
